Keith Soames Real Estate...
Established
in 1969 in Thornleigh by proprietor Keith Soames. We are members
of the Real Estate Institute of NSW and the Estate Agents Co-operative
and pride ourselves on our ethical and proficient management during
our many years of trading in the northern districts of Sydney.
Our new office
was established in Hornsby in 1997 for the purposes of extending
our services in the rapidly developing area of Hornsby.

Our commitment

of mind' when you entrust your investment or home to us.
Tenant
Selection...
All prospective
tenants are accompanied through your property by one of our property
managers. This not only ensures security and control of the inspections,
it also allows us to familiarise ourselves with the prospective
tenant and judge if they may be a suitable applicant for your
property.
Once a tenant
expresses interest in leasing your property they are requested
to complete an 'Application for Tenancy' and leave a deposit equivalent
to one week's rental.
We thoroughly
check employment, previous landlord and personal references and
only then determine if the applicant is a suitable tenant for
your property.
Signing
Up...
Your tenant
pays rental in advance, a security bond equivalent to a minimum
of four weeks rental, plus a lease preparation fee, prior to being
granted entry to your property. In addition, they sign the lease
(supplied by the Real Estate Institute of NSW), and a Rental Bond
Board bond lodgment form.
Also important
is the completion of the 'Condition Report'. This notes the condition
of the property prior to leasing by your tenant noting whether
items listed are 'Clean', 'Undamaged' and 'Working'.
Regular
Inspections...
Just to make
sure that your tenant is maintaining your property in a neat and
tidy condition, and being mindful to alert our office of general
maintenance work required, we carry out regular inspections of
your property. A report is completed and sent for your information
and consideration.
Repairs
and Maintenance...
Not unlike
the property in which you currently reside, all properties are
subject to wear and tear and, of course, occasionally repairs
become necessary.
We have carefully
selected our specialised tradespeople for their reputation, reliability
and competitive prices. All hold current licenses and have insurance
for your protection. Once we establish that the problem is not
caused by your tenant, we act promptly to correct the reported
fault, thus ensuring that expense is kept to a minimum.
Rental
Payments...
Dependent
upon the preference of yourself and your tenant, your tenant will
pay rental in advance on either a fortnightly or calendar monthly
basis.
Your
Tenant Departing...
Should your
tenant provide is with a vacating notice, we will advise you immediately
and provide you with an indication of the rent at which we recommend
the property be re-let. Our property managers conduct a thorough
inspection of the property, checking the condition upon termination
with the condition set down in the report completed when the tenant
first entered the property. Apart form fair wear and tear, the
tenant must make good any variation between the two reports.
Payment
of Associated Outgoings...
As with any
property, there are some regular payments which we can be authorised
to pay on your behalf from our rental received. For example, local
council and water rates, insurance premiums, mortgages, and repairs
or maintenance if required. Simply advise us if you wish to maximize
the services available to you, and we will contact the respective
bodies and request redirection of all future account notices to
Keith Soames Real Estate. These services are available at no extra
cost.
Monthly
Statements...
These are
directed to you at the same time each month. They detail the date
rental is paid to, amount in hand, itemised outgoings and total
due to you. Should we have paid any accounts on your behalf, these
are attached for your information and, of course, for taxation
purposes. Your rental cheque can either be forwarded to you or
deposited into a nominated account.

the northern districts of Sydney. You benefit from the extensive

a rental price and monitoring ongoing market conditions...
Being specialists
in the rental business our property managers are in a position
to provide an accurate rental range in which you can expect to
find a tenant. We compare your property to similar properties
currently leased and properties for lease in your area. Those
properties recently leased indicated how much tenants were prepared
to pay and those currently for lease will be competing with yours
in the rental market. It is vital to ensure that the rent you
ask is competitive with these properties, or you may find yourself
with a property which is vacant for an extensive period.

Real Estate provides you with a written estimate of expected rental
range. Once your property is leased, we monitor rental levels
to ensure that your rental increases in accordance with changing
market conditions.
The
Residential Tenancies Act...
A thorough
knowledge of the Residential Tenancies Act is essential to manage
your property efficiently and Keith Soames Real Estate's property
managers are completely conversant with all aspects of the Act
and workings of the Tribunal. Hearings are attended by experienced
and informed staff well versed in the preparation and presentation
of all documentation and capable of delivering the landlord's
position in the format required by the Tribunal's officers.
Mediation...
Normally the
relationship between our landlords and tenants is a happy one,
and it is our aim to keep it that way. As part of our philosophy,
our service extends to mediating between the tenant and landlord
over any departures from the existing lease agreement.
Landlords
Obligations...
Whilst this
is best outlined in the lease, a landlord has an obligation to
ensure that the property is maintained in a condition which does
not prejudice the tenant's occupancy under the lease.
Tenants
Obligations...
Also best
outlined in the lease, your tenant has a responsibility to ensure
that the property is also maintained in good condition, having
regard to normal wear and tear.
